Your Association Board has solicited bids from several security gate vendors, and we have a rough estimate of what the project will cost. These proposals do not include the cost of having a general contractor manage the project, nor do they include the cost of providing electrical service to the gates or the cost of removing / modifying the pavement and hardscaping at the entrances to make room for the gates.
Estimates for the gates, security cameras, keypads, remote FOBs, and other accessories come to approximately $160K, with a rough estimate for the above-mentioned add-ons, we rounded up to $225K as a total project cost. A homeowner assessment would need to be done for each household of approximately $7,500.

- Hire a project manager to oversee the final scope of work and finalize project estimates
- Determine a final project cost.
- Submit project and assessment for approval by homeowners (2/3 majority needed)
- Award the winning bid and set a schedule to begin construction.
- Issue invoices for the assessment (likely split into 2 – 3 payments)

- Do not leave valuables or dangerous items in your vehicles.
- Keep vehicles locked or in your garage, especially after dark.
- Keep an eye out for vehicles or pedestrians loitering in or just outside the neighborhood
- Don’t leave deliveries on your porch.
- Tell a neighbor if you are not going to be home.
- Take pictures of anything or anyone that appears suspicious.
